Six sectors, and what a contract usually looks like in each
The trade is the same everywhere. What changes is the programme pressure, who signs things off, and how much of the risk sits in the ground rather than the drawings.
- Industrial and logistics
- Distribution sheds, manufacturing plants and yards. Large-area slabs, HGV pavements and attenuation.
- Typical contract: £400k to £4m
- Residential development
- Estate roads, plot groundworks and adoptable drainage for housebuilders, from 20 to 400 plots.
- Typical contract: £300k to £3m
- Education and health
- Schools, clinics and campus work, usually in phases around a live site and a fixed holiday window.
- Typical contract: £250k to £1.5m
- Retail and leisure
- Stores, drive-throughs and car parks where the opening date is fixed and the external works are visible.
- Typical contract: £150k to £900k
- Energy and utilities
- Substation compounds, cable routes and access tracks, often on constrained or remote sites.
- Typical contract: £200k to £2m
- Remediation
- Brownfield enabling works under a validation plan, with the discovery risk priced openly.
- Typical contract: £300k to £2.5m
Who we work for
Mostly main contractors on a design and build, with a growing share of direct work for developers and for two industrial clients who now come to us before they appoint anyone else.
Where we work
Within about ninety minutes of Leeds as standard, which covers West and North Yorkshire, the Humber and most of the North East. Further afield we price the accommodation and travel openly rather than absorbing it into the rates and then arguing about it.
